These are pictures of things that don't belong in a home. Some things are minor, but point to
less than careful work. Other things, such as charring, are evidence of major previous, and
possibly current problems.   Would you have found all of these?




     
   











This installer didn't quite understand what the box was for. The places where the valves were
SUPPOSED to be were filled with foam, and new holes drilled in the top. Then the box was
cut for the hoses, rendering it useless as overflow protection.


















The gutters hadn't been cleaned in a LONG time, so the constant overflow kept the wood
damp, leading to this damage.




















This compressor had been bumped more than a few times by whoever had been doing the
mowing. The fins were beyond straightening.




















The entire back of the house drained down this downspout and onto this splash block, and
then nowhere. All of the flashing and siding showed signs of being constantly damp.


































The back of this house never had a chance to dry out. The siding had algae and moss growing
on it. One wonders what was UNDER the siding.





























This is why we open every cupboard and look under every sink. This looks like it had leaked
badly at one time. It was dry now, but what if...




















Sloppy work like this makes me look harder for other things.




















It looked like this siding had warped a long time ago. I wonder if the kitchen vent sent any
grease under the siding?






















When the handyman put this light under the porch he used inside wire and an interior box with
holes in it. A good rain, and the box would be full of rainwater.





















This is why I run all showers and tubs for 5 minutes, and then go back later. This leak didn't
show up until an hour later when I was walking around to make sure I had turned all the lights
out.




















Air conditioner compressors are supposed to be level. If not, all of the oil pools to one side
and the high side is not lubricated. In the worst case, when you file a warranty claim for a
compressor that burned out too soon they will invalidate your warranty because it was
improperly installed. If it looks even slightly out of level, it's already WAY out of spec.





















Condensate lines are supposed to have a trap and an air gap. This trap was installed upside
down and had a piece of rubber pipe stuffed into both pipes. The installer had just drilled a
hole into the drain riser.

Beers Home Inspection
